Michelle Pais and her team at Signature Realty are consummate real estate professionals. They understand pricing and the art of marketing in today's world, especially digital marketing. The 3 photographers took beautiful photos of the house and grounds fantastic job. I followed their recommendations on "decluttering" my extensive art and porcelain collections so the architectural features of the house shone. Long-term neighbors and friends commented on the beauty of the photographs. In the space of 4 days, I had 13 buyer offers, with some buyers making multiple increasing offers. Galo Alvez kept me advised on the bidding activity and on day 5, Galo closed the bids. The house sold for $81,000 above the asking price. Silvia Wilson is the Director of Client Services. Michelle showed real managerial genius in choosing Silvia for this role. Silvia is the epitome of client service. She is not only a true professional but a kind and caring young woman. I can hardly find the words to express how very grateful I am to Silvia for all her kindness and assistance to me. I lived in this family home all my life except for education and work absences. So, I had a lifetime of belongings and extensive porcelain and art collections, most of which movers will not touch. Fine Art specialists will only pack certain things as well. While family members and friends understandably were busy with their own life issues and career demands, and I was on my own essentially, there was Silvia. She not only sent affirming texts of encouragement and offers of help, but she actually "helped" beyond all expectations. Because of the effects of COVID on everything, my new home's construction was delayed several times just found out, that it will be ready on 12/15. So, the entire contents of my home had to be moved into a storage facility. That blessed woman helped me finish packing on the very day of the walk-through and closing. She negotiated with the buyers the extra time I needed to vacate the house on closing day. On top of that, again beyond all expectations, she loaded her car, and we unloaded the contents from her car and mine, similarly loaded, into the storage units. The ultimate act of kindness and service: When a family member became available with his truck and loaded it up twice for 2 trips, Silvia sat outside in the flatbed of the truck holding some fragile items while he drove the truck to the storage facility and then she helped him unload. Unbelievable kindness and dedication. I will be forever grateful to Silva for all her help to me. I could not have completed this task without her. Heartfelt gratitude and appreciation forever to Silvia.

Michelle Pais is the best REALTOR in New Jersey, bar none. If you want to sell your house quickly and at a top price, I highly recommend that you hire her and her team at Signature Realty. We first tried the local REALTORS in Warren Township and they were a disaster. None of them knew how to price our home, or how to stage it and market it. After 6 months we barely had any showings and no decent offers. Then they want you to repaint your house, throw out your custom furniture and decor, and drastically cut your price. Michelle knew exactly what to do. How to stage and price it properly. But most importantly Michelle Pais knows how to use the latest technology and marketing tactics to aggressively market your home utilizing state-of-the-art methods. Most other REALTORS just slap it on Zillow and hope for the best. Within 2.5 weeks we had 30+ showings and multiple offers. And her team, including Silvia and Galo, kept us well-informed of feedback and demand. Then once we had multiple offers, both of them were great at guiding us through the process until closing. They even helped us sell all of our furniture. Don't make the mistakes we did with local REALTORS, choose Michelle Pais and her team at Signature Realty and you won't be disappointed. It was great working with Michelle, Galo, Silvia, and the rest of the team at Signature Realty. We decided to sell our house to capitalize on increased house prices. Michelle's understanding of the housing market and trends in house prices meant that our house was priced right to sell fast. Our house was listed on a Friday, and Galo called me the next day to tell me we had multiple bids, with bids still coming in. We accepted the highest bid two days later. After that, Silvia kept us abreast of what needed to be done to move the process along, and Galo helped us deal with the buyer's requirements. Selling a house is a grueling process. Leaving home for most of the day while potential buyers see the house can be extremely tiring. Even though our house sold in a matter of days, it was quite tiring nonetheless. And knowing a friend who had 50 open houses over a 6-month period, before the house was sold, makes us really appreciative that Signature Realty helped sell our house so fast. We closed about a month earlier than expected, partly because the buyer wanted to close early, and we were in a position to do so, thanks to the help of the Signature Realty team, including team members working behind the scenes to make it all happen.

We sold our home in Westfield with a Signature recently. Silvia and Galo were our main points of contact throughout the listing, showings, contract, and sale. They were highly responsive and had good communication skills and local knowledge. We were under contract for approximately 2 weeks and our closing went smoothly. They did an excellent job with marketing and outreach. They really invested the time and money to do virtual tours, matter port, and luxury photos, and we had a lot of attention online instantly. It’s a very dynamic market right now and pricing right along with strong marketing is key to moving from listing to contract to close. It is worth noting Galo did a really good job negotiating not just our final price but some of the terms we were looking for, which were important to us as sellers and to be able to leverage that in a seller’s market. Silvia was excellent with our day-to-day interaction, scheduling, and calling, and was like a concierge on call.

She provided very honest and open feedback on what I could do to improve the likelihood of success in a very competitive market. Once the pandemic hit, I invited her back for a reassessment and her team was quick to hit the ground running. My process was very quick, a short 2-3 month turnaround, and very efficient without demanding too much of my time. Her team had several offers lined up very quickly and we were able to close a sale effortlessly. Michelle walked into our home and gave us the confidence that now was the right time to sell, and that we could absolutely capitalize on the market at a time when that didn't necessarily seem to be possible. After signing up, we were taken care of by her entire team from opening to close, with the constant communication, updates on the process, troubleshooting, and eventually, getting to a number and signing the contract. Post signing, the team remained by our side as we negotiated the inspection and closing process, and were the first to congratulate us on closing day.
